Design & Permitting
Our team will help you determine if your needs can be satisfied by one of the hundreds of modular classrooms or school buildings already in our inventory. If not, we can design a custom modular building for your school.
Although permitting varies from state to state, our team at VESTA Modular provides all of the required drawings and building plans, including site-specific plans. We can then submit these to necessary local or state building departments for approval. Our team is happy to help coordinate the permitting process or work with your preferred architect to ensure all goes according to plan.
Construction, also known as module fabrication, can occur while the construction site is being developed. For new modular school buildings, you can depend on our strong steel frame and choose between wood and steel for the studs and floor decking (or concrete for flooring for permanent structures).
Once the frame is chosen, the entire structure is created, including base floors, walls, and ceiling. Electrical and plumbing accessories are added. Then, the module is finished with interior design features matched to your style, including doors, flooring, paint, and more.
If you’ve chosen a pre-owned model from our inventory instead of a new build, the construction process mainly consists of a few touch-ups to ensure the building is in top shape before being delivered to your school.
Transportation & Installation
Because your modular classroom or building has been built almost entirely in our factory-like setting, installation is a breeze. However, keep in mind that installation may not be the final step of your project. Once you install your classroom or school building, you may want new sidewalks, landscaping, or other onsite features.
Modular School Buildings Costs
At VESTA, we offer two leasing options:
- Operational lease: With an operational lease, you can essentially rent the building from us as long as you need. When your lease ends, the building will return to our inventory. Operational leases can last for years at a time, although they are typically more affordable if they only last for five years or less.
- Financed lease: Financed leases allow you to lease a building with the intention of owning. At VESTA, we work with financing partners who are specifically trained to finance leases for modular buildings.
Although leasing may be convenient, purchasing may be more cost effective in the long run, depending on how long you intend to use your building. Generally speaking, purchasing becomes a more reasonable financial option if you intend to use your building for more than five years.

The cost of your modular classroom will vary depending on the size, if it is new or used, and if it is permanent or temporary. A used, temporary classroom will likely cost less than a customized, permanent fixture, though both options are less expensive than standard site-built projects.

If you would like to purchase a modular building, we recommend constructing a custom building to fit your specific needs. New builds are also eligible for a financed lease to ease initial costs, in which you lease to one day own the building.
If you would like to lease a building, you can still build a new model, or you can choose from our thousands of used buildings in our inventory.
In general, we recommend leasing if you are going to be using your building for less than five years. Typically, it is more cost-effective to lease for short-term space needs and purchase for long-term ones. However, we offer leases for as long as needed, even offering indefinite leases for customers who may require it.
This is dependent on the size of your classroom. A single classroom can fit one standard size class (approximately 25–30 students in a traditional classroom setting), while a modular school complex could accommodate 20 different classrooms at any given time.
